Bacaran Bay
Selling the Vision Before It Existed

Bacaran Bay was an ambitious $500 million casino resort development planned for Biloxi, Mississippi, led by the Torguson Group. The project included 445 individually owned condominium units plus more than 200 attached lock-out units, built around an unusual hospitality model in which privately owned residences would collectively operate as a hotel.
The creative challenge was making an unfamiliar concept feel clear, tangible, and investable—before buyers had a finished property to experience.
As the project's direct marketing agent, I worked across branding, messaging, investor communications, and sales to translate an ambitious development concept into a story prospective buyers and investors could understand—and believe in.
I developed the language and presentation strategy used to communicate the project, created marketing and sales collateral, and built executive-level presentations supporting both sales and investment efforts.
I then took that story directly to market—traveling throughout the Southeast to present Bacaran Bay to prospective investors and buyers and leading invite-only previews and cocktail receptions designed to generate interest and pre-sales.
The messaging had to communicate several ideas at once: luxury real estate, an unconventional ownership model, hospitality, investment potential, and the larger economic story of the Mississippi Gulf Coast. My role was to distill those moving parts into a cohesive narrative that could work across presentations, print, digital, events, and one-on-one sales conversations.
Bacaran Bay reached approximately two-thirds pre-sold with more than $80 million under contract before post-Katrina construction costs ultimately made the development financially unviable and the project was discontinued.
